We’re writing to inform you of an important regulatory update regarding the servicing of fire protection systems in New South Wales.
Mandatory AS1851 Compliance – Effective February 2026
The NSW Government has confirmed that compliance with AS1851-2012 will become mandatory from February 2026. This standard outlines the inspection, testing, and preventive maintenance requirements for fire protection systems and equipment.
What This Means for Building Owners and Managers
Building owners and their representatives are responsible for ensuring that all fire protection systems are maintained in accordance with AS1851. This includes:
• Adhering to prescribed service intervals
• Conducting routine inspections, testing and preventative maintenance
• Maintaining accurate service records

• We already follow AS1851 standards for all inspection and testing routines.
• Your current agreement already includes AS1851 compliance.
• No changes or cost increases are expected due to this regulatory update.
Common Industry Shortcomings to Watch For
• Extinguishers, emergency lights, and hose reels tested only annually (AS1851 requires bi-annual testing).
• Fire panels, pumps, and sprinkler systems not tested monthly as required.
• Annual water supply proving tests for hydrant and sprinkler systems often skipped.
• Annual pump servicing and 5-yearly system testing not performed.

• Block plans for hydrant, sprinkler, and alarm systems
• Cause and effect diagrams and system matrixes (for complex systems)
• Asset registers
