The AS1851-2012 (AS1851) standard governs the routine inspection, testing, and preventive maintenance of fire protection systems and equipment.

The primary objective of AS1851 is to ensure the reliability of fire protection systems and equipment, guaranteeing their performance aligns with their intended purpose when required.

Commencing 13th February 2025, the NSW Environmental Planning and Assessment (EP&A) Regulation 2021 required compliance with AS 1851:2021 for the maintenance of fire protection systems and equipment in buildings.

Regulation 81A specifically mandates building Owners (and their building management) to apply AS1851.

This means building Owners are responsible to ensure maintenance routines, inspections, and testing of fire protection systems align with the AS1851 guidelines.

We use our service management system to schedule all routine testing and rectification works. This ensures routine testing is performed within the required time (as per AS1851) and that rectification works are completed in a timely fashion.

This is good for both you and your insurer as you will know firsthand your fire systems are being tested on time and are compliant.

We issue an “Annual Condition Report” after each annual test which details the due dates for 5, 10, 25 yearly servicing, complex issues, recommendations, relevant/important code requirements, our testing methodology.

This all leads to the timely preparation & submission of the AFSS documentation.
